Below is the full text of the notification included with the 2004 budget mailed to
each homeowner in December 2003.
December 2003
Dear Cranberry Estates Residents,
The Board would like to take this opportunity to wish all of you a joyous holiday season and prosperous New Year.
We would also like to bring you up to date on several issues facing our community.
Enclosed with this letter is a copy of the budget for 2004. In order to balance the budget and keep our HOA on
solid financial ground, the board has no choice but to institute an annual assessment of $125.00 per residence. For
those of you who attended to annual meeting in October we took a ballot vote that would have amended our documents and
allow for a one-time membership fee of $1,000.00 for all new homeowners. The vote failed as a result of not reaching
the required 2/3 affirmative vote that is required by our documents to make amendments or changes. All homeowners
should realize that this board is mandated to enforce the rules of the neighborhood that are established in the
by-laws and deed restrictions without at least 2/3 of the residents casting an affirmative vote.
You may also recall that we started informing the residents last summer regarding the importance of the upcoming
vote and that the Board would have no alternative but to institute an annual assessment if the membership fee amendment failed.
Based on the failed membership fee vote in October, we instituted the annual assessment for 2004. Please see the enclosed
resolution. This fee will be due by April 1, 2004.
You will receive a bill from our new management company (Danella Property Management) in early February.
At our annual meeting in October, residents also asked for more general membership meetings. The Board is planning on holding
another meeting in the first quarter of 2004. We have yet to set a date for this meeting. You will receive more information about
this once we have a date. At this meeting you will also have the opportunity to meet our new property manager, Jill Colom. After
an extensive search and review of our options the Board along with a committee of residents has decided to use Danella Property
Management.
The Woods is currently in transition and we are working with the builder to bring this phase to a close. Likewise, we have made
first contact with Dewey Home builders to begin talks regarding the transition of Northgate. We have a detailed list that was created
during a fall walk-through of these areas that we are using to make sure all common areas and public areas are completed.
The safety and speeding issues were presented to the township and they are now gathering data to determine their next move. The
township has agreed to add two street lights to the recreation parking area. Please be reminded that you are responsible for clearing
the sidewalks of snow and ice that are in front, on the side, or in the rear of your home. We have many children who walk to school
and depend on each homeowner taking responsibility for clearing their sidewalks.
