Below is the full text of the letter announcing the new management company for 2004
sent by the HOA in December 2003.

Dear Cranberry Residents,
The Cranberry Estates HOA Board would like to take a moment to wish everyone a joyous holiday season and a happy and healthy New Year!
We would also like to announce that we have selected a new management company to handle the day to day operations of our community.
Danella Realty and Management Company was selected after an extensive search and interview process and will begin
January 1, 2004. Jill Colom and her assistant Colleen Ehrie will manage our property. Please take a moment to read Jill's letter that is enclosed.
The process all began when the Board decided we needed to take a close look at our management services and then place the services
out to bid. We developed a detailed list of services called a Request For Proposal (RFP) and then sent this out to five
management companies. We narrowed down the responses to three companies to be interviewed.
The Board commissioned a small committee to interview the management companies and make a recommendation. George Beetz, and Ann McFalls,
residents of Northgate, and two Board members, Barb Dunn and Bill McGill, served on the committee. The committee developed a
standard set of questions that were asked at each interview. After the interviews were concluded, the committee completed a pros and cons sheet to
help rank the companies. The committee unanimously recommended Danella to the Cranberry Estates Board. The Board then met with Jill and her
assistant before making the final decision. Without a doubt, Danella was everyone's choice.
Please join us in welcoming Jill Colom and her assistant, Colleen Ehrie. We look forward to working with Jill and Colleen. Once again,

I am pleased to introduce Danella REalty & Management Co., Inc. as the new management company for Cranberry Estates
Homeowners Association. I, along with Assistant Community Manager, Colleen Ehrie, will be your primary contacts.
Enclosed is an Owner's Information Sheet so that we will have the proper contact information for you. Please take the time to
complete this and return it to us by January 15, 2004. We request this information, not to invade your privacy, but to make sure that we have
your current mailing address for correspondence and so that we can contact you in the event of an emergency.
There will probably never be any reason to contact you at work, or the person listed as your emergency contact (preferably with a key to your home),
there have been times in other communities where conditions such [as] fires, floods, etc. have occurred while the owner was unreachable. In those
circumstances, if we do not have an emergency contact, the responding emergency agency that was called to the property would knock down the door to
gain entry. We will do everything possible to avoid this action, but we do need a way of contacting you.
Also, we have previously had the unfortunate experience of having a unit owner pass away in a unit, being left for several days unnoticed. If an
emergency contact had been given, someone could have been contacted much sooner once it was suspected that there might have been a problem.
Rest assured we would not give out our home/work numbers, or those of your contact person. They are kept in the Management Office solely for the above
mentioned reasons. For your convenience, they may be faxed to us at either (610) 834-6200 or (610) 567-1477.

It is of utmost importance that, if and when you list your homes for sale, you notify your agent to contact me to order the required 5407 resale package
once you have a signed agreement of sale. This must be in the purchasers' hands at least five (5) business days prior to the closing date or your settlement
can be delayed or the sale cancelled.
We make every effort to return calls on the same business day, however, should you be connected to our voice mail service,
please listen for instructions in case we are our of the office. We maintain a 24-hour answering service for emergencies; however, it is important
that you tell the person answering to phone that it is an emergency.
