CRANBERRY HOA BOARD MEETING MINUTES
MONDAY, OCTOBER 3RD, 2005 7:00PM
- Call To Order
- Joe Fauls called the meeting to order at 7:13pm
- Joe introduced himself and Jill Colom from Danella Management Co. Jill announced that homeowners who were chosen by neighbors on their proxies could view them in the lobby if they would like. The board members introduced themselves.
- Committee Reports
- Bill McGill gave a report on safety committee issues:
- Lighting at the ball field: Rob O'Donnell is helping by working with the township and evaluating "candle power." It seems that we will need to have two lights (with shields) installed at the ball field.
- Sidewalks on Cranberry Boulevard: The safety issues of children walking to/from school along Cranberry Blvd. were discussed. Since the township will not provide crosswalks along this street, Rob O'Donnell and Bill McGill have been working to get a grant from the state. However, this grant requires a letter from the school district deeming this area unsafe. At this time, the school district seems to be unwilling to do this.
- Barbara Dunne spoke about the upcoming Halloween Parade scheduled for Sunday, October 30th at 2pm. She encouraged homeowners to attend this annual event.
- Budget
- The account balances and the 2005 budget were distributed for review of the homeowners in attendance.
- Charles Stout gave a treasurer's report indicating that the reserves were ahead, but the legal expenses were exceeded due to the Village issues. Therefore, we have put Hal Barrow on retainer to minimize our legal costs.
- Charles also shared that the board is looking to protect the HOA's finances should the Village prevail. One homeowner questioned exactly how this would affect our community and Charles explained that, at this time, we are not at liberty to discuss the entire issue. However, he did indicate that should the Village prevail, we might have a case with the builder due to misrepresentation.
- We'll be looking at numbers for the 2006 budget and determine the amount of next year's assessment. Since we have collected more membership dollars due to re-sales than we thought, Joe Fauls stated that we do not expect the annual assessment to increase.
- Legal
- Joe Fauls talked to the homeowners about how the HOA board has taken the necessary actions to avoid many of the legal costs associated with individual homeowners having violations.
- Joe also stated that the legal costs associated with the Village are still accumulating since this situation is on going.
- Lastly, Joe talked about how Phase 4B (the area at Glendale and Westover Roads) has not been turned over to the township or the HOA. We are currently using legal counsel to negotiate with the builder for a monetary settlement.
- Voting
- Unfortunately, we were unable to have a valid election since we were short by two votes.
- A motion was made to extend the voting until November's HOA board meeting.
Jeri Wagner of 404 Tudor Road made a motion, Mike Pastorius seconded, and the meeting was adjourned at 8:07pm.
The meeting was adjourned at 8:15pm.
