CRANBERRY HOA BOARD MEETING MINUTES

TUESDAY, OCTOBER 5TH, 2004 – 7:00PM


  1. Call To Order

    1. Bill McGill called the meeting to order at 7:19pm.

    2. Bill introduced the board of directors and Jill Colom from Danella Management Co. Jill announced that neighbors used for proxies could view them in the lobby if they would like. Bill also announced that Michael Pastorius and Joe Fauls would be leaving the meeting early to attend a Perkiomen Township Supervisors meeting to discuss the builder transition of 4B.

  2. Results of the March Meeting

    1. Barbara Dunne announced the results of our March meeting, that we had over 100 people in attendance, we created a Canvassing Committee and Cost Containment Committee, and that we discussed a Community Trash Contract.

    2. Since that meeting, Cranberry Estates HOA made a deal with Waste Management. A contract with Waste Management is optional, not required, for members of our community and offers a great cost savings.

  3. Committee Reports

    1. Bill McGill introduced the Cost Containment Committee Chairperson, Mr. Tornetta.

    2. Bill McGill introduced the couple in charge of the Canvassing Committee and applauded their efforts.

    3. Barbara Dunne spoke about the upcoming Halloween Parade scheduled for Sunday, October 24th at 2pm. She encouraged homeowners to attend this annual event.

  4. Budget

    1. The Cost Containment Committee Chairperson, Mr. Tornetta, gave an overview of the responsibilities of this committee. They have been evaluating the landscape contract looking for ways to cut costs. Homeowners expressed an interest in seeing a breakdown of the landscaping contract. This will be included in a future mailing or posted on the Cranberry Estates website.

    2. The proposed 2005 Annual Budget worksheets were distributed and Bill McGill went over the content. One homeowner expressed her concern that she had paid $600 at settlement and was told that it was a one-time fee. She went on to say that she resents paying the $125 annual assessment, but did so only because she was so advised by legal council. Bill McGill assured this homeowner that her feelings were consistent with many in the community, but that due to low interest rates, etc., the HOA board was allowed to impose such an assessment as outlined in our documents. He also reminded her that each of the board members was a homeowner and was told the same thing when they bought their home.

    3. A homeowner asked about landscaping at the corner of Cranberry Blvd and Wartman Road. While our HOA owns the Northridge Road side of that area, we do not own the Brighton Road side. Since the builder laid sod in this area and put in a flower bed, we have continued to maintain it. However, once the proposed Day Care Center is built, we will no longer maintain this piece of property. It is a minimal cost to maintain this area. Bill McGill asked in any were opposed to maintaining this area for another year and less that $100. There were none opposed.

  5. Future Township Plans to Get Action

    1. Joe Fauls talked to the homeowners about a "Call to Action." He said that whether we liked it or not, we were all part of a community and joined by our HOA.

    2. Joe asked that we work as a group to deal with Perkiomen Township to make our community a safe place to live. He urged the group to attend the monthy township supervisors' meetings to voice their concerns.

  6. Transition of The Woods and Northgate

    1. Bill McGill explained to the community members that Northgate was transitioned by the builder before the homeowners were in control of the HOA. Iacobucci had a special agreement with Dewey when he sold the property.

    2. The Woods transition to the HOA (phase 8) is scheduled for the November Perkiomen Township Supervisors meeting. The builder was to complete some additional work at the drainage basin before that November meeting.

  7. Website and Email Addresses

    1. Randy Hall passes around a paper to gather e-mail addresses of all those who wished to receive communication from the HOA via e-mail.

    2. Kurt Mattes briefly addressed the homeowners. He said that he is happy to continue to maintain the Cranberry Estates website, but he needs more information from the HOA board. The board will make every effort to improve our communication with Kurt and keep the website up to date. Someone proposed that we also include the dates and times of up-coming Perkiomen Township meetings.

  8. Voting

    1. The $1,000 re-sale membership fee required 416 affirmative votes and only 294 affirmative votes were received. The question was raised as to

    2. A motion was made by Mary Low Hildwine of Countryside Court to extend the voting until November 5th. This would give the Canvassing Committee additional time to gather votes for the membership fee.

    3. The election results were as follows: Barbara Dunne 159, Paul Friel 91, Bill McGill 152, Michael Pastorius 118 and Charles Stout 136.

The meeting was adjourned at 9:17pm.
