The current Board of Directors is as follows:

Safety Committee
As many of you are aware, some of the Board of Directors and volunteers have been attending the monthly Township meetings to address traffic safety issues that are affecting our Community. Read the recent update from the Board of Directors.

2006 Assessment
All owners have been sent invoices for the 2006 Annual Assessment. The Association was able to avoid an increase for 2006, keeping the Assessment amount at $77.00. Assessments were due on April 1, 2006. Assessments that were not received by April 10, 2006 incurred a late fee.

While most of the owners in our Community paid the annual assessment in a timely manner, there were a few owners with whom the Association has to take further collection steps. Below is an outline of what some owners will have to pay, in addition to the assessment:

Accounts not paid by 4/10/06 – Late fee $15.00
Accounts turned over to our attorney for collections:
First letter from attorney - $100.00
Court filing preparations from attorney - $200.00
Court fees – $70.00-$86.00
Court appearance attorney fees - $300.00

Preferred Trash Removal Company
The Association has an agreement with Waste Management for a discount trash removal.The 2006 rate, for any Cranberry Estates members that are interested, is $16.00 per month and will be available for new contracts up through December 31, 2006.

Meeting Schedule
The 2006 Annual Meeting is scheduled to take place on Monday, October 2, 2006. In addition, the remaining Board Meetings for 2006 are scheduled for September 12 and November 14. Owners with concerns that need to be addressed with the Board in person, and can not wait until the Annual Meeting, will be able to attend a portion of one of these scheduled meetings. Due to time and space limitations, owners who would like to attend a meeting must call, fax, mail or e-mail their request to the Management Office at least 10 days prior to the meeting, in order to be added to the agenda.

Vandalism
During the past few months there have been 2 incidents of vandalism at our Recreation Area. As the State Police were not able to apprehend those responsible and the amount of damage was less than our insurance deductible, repairs have had to be made using Association funds. The Association has asked the State Police for additional patrol and we have also asked the Township to get involved in increasing security within the Community. We ask that any residents observing any suspicious behavior immediately report it to the State Police.

Cranberry Estates Business Owners
The Board of Directors is happy to announce that we can now offer our residents who own their own businesses two affordable options for advertising to the 620 households within our Cranberry Estates Community.

The first is a printed black and white add in our future newsletters. The cost of this option will be $10.00 per year and will start with our Summer/Fall issue.

Our second advertising option is on the Association's website, www.cranberryestates.com. This option will cost $10.00 per quarter.

If you are interested in advertising in either of these ways, please notify the Management Office through our website, and you will be sent more information.

Pet Policy
Please remember to clean up after your pets. Also, please make every effort to keep your pets within your own property lines. Anytime your pet is off of your property, it should be on a leash, which is held by its owner. Management has received many phone calls and e-mails from owners who are frustrated by having the constant company of their neighbors' dogs and cats in their yards. Not only are these Association rules, but there are also Township ordinances regarding both cleaning up after your pets, as well as keeping them on leashes.

Home Maintenance – What bugs you?
Several of our neighbors have complained about maintenance of some of the homes in our neighborhood. Our documents allow the board of directors to create a set of parameters as stringent or flexible as we choose. In order to meet the needs of our constituents, we are looking for some homeowner input in the creation of these guidelines.

The Declaration of Covenants, Conditions and Restrictions of Cranberry Estates, Article XI, Use and Additional Restrictions, Section 11.A. Use Restrictions, (v) states:

"Each Dwelling or Unit shall be maintained by the Owner or occupant in a safe, clean and sanitary manner and condition, in good order and repair…"

Other Reminders
Pools – Please remember that per the Deed Restrictions no above ground pools are permitted. The only exception to this restriction is for tot wading pools which are no deeper than 12" and no larger than 5' in diameter. Residents who violate this rule will be fined.

Trash Cans – Trash cans should not be brought to the curb earlier than 7:00 PM the night before your scheduled trash pick up. Trash containers should be brought in no later than 7:00 PM on the night of the trash pick up, preferably kept within your garage or back yard, out of sight. We are aware that, due to everyone's busy schedules these days, occasionally you may not be able to adhere to this schedule. However, if we all make an effort in this area, it will create a more aesthetically pleasing environment.

Signs - Please remember that posting signs on open space is strictly prohibited. This includes "For Sale" signs and "Yard Sale" signs. Homeowners should only place these signs on their own personal property.

Sidewalks – Please maintain the sidewalks adjacent to your property by keeping them in safe condition. Sidewalks in front, in back or on the side of your property are your responsibility.
